Olde Naples moved faster, even with 7.1 months of supply
These numbers cover the three months ending July 31, 2026. That is summer, off season. Slower by habit. And yet the Real Estate Data Aggregator counted 129 homes sold in Olde Naples, up 12.2% from the same three months in 2025. Buyers came anyway.
The Real Estate Data Aggregator put the median sale price at $2,250,000. That is up 7.1% from the same period a year before. The Federal Housing Finance Agency reported U.S. prices rose 2.1% year over year. Olde Naples ran more than three times that pace. At least for now.
For context, Redfin put the typical Las Vegas home sales price at $447,000 as of September 24, 2026. Olde Naples sits in a different world entirely. The median here was five times that figure.
Homes moved 36 days faster
The Real Estate Data Aggregator recorded a median of 117 days on market. That is still a long time. But it is 36 days shorter than the same period in 2025. For a seller, that gap matters. For a buyer, it means the homes that moved, moved with less waiting.
Supply is still elevated. It is also shrinking.
Seven months of supply means there is more on the market than buyers are absorbing quickly. That is true. It is also down 2 months from a year before, according to the Real Estate Data Aggregator. Fewer homes for sale, down 12.6% year over year, with more new listings coming in, up 27%. Sellers are entering. Inventory is still tightening.
Nationally, Realtor.com reported median list prices fell 1.3% year over year in August 2026, and 20.4% of listings saw a price cut that month. Olde Naples did not follow that pattern. Prices here rose. Cuts were not the story.
Miami is the closest large Florida market with comparable luxury activity. CNBC reported that Miami-Dade County recorded 194 home sales of $10 million or more in the first eight months of 2026, with 291 projected by year-end. Even so, CNBC noted that inflation-adjusted home prices in Miami fell 1.6% year over year as of September 24, 2026. Olde Naples prices moved in the opposite direction on that same measure.
What buyers actually paid
The Real Estate Data Aggregator put the average sale-to-list ratio at 92.5%. Up 2.1 points from a year before. Sellers are still accepting less than asking. That is normal here. The direction is improving, slowly.
Only 2.3% of homes sold above list price, the Real Estate Data Aggregator found. Up 1.4 points from a year before. That is a small share. It is also moving in one direction.
Pending sales held nearly flat
The Real Estate Data Aggregator counted 119 pending sales, down just 0.8% from a year before. Realtor.com reported pending sales nationally fell 0.2% year over year in August 2026. Olde Naples and the country landed in roughly the same place on that measure. Not a surge, not a drop.
Only 5.9% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. Up 0.1 points from a year before. Most homes here take time. That has not changed much.

- And yet: prices rose 7.1%, sales volume rose 12.2%, and homes sold 36 days faster than a year ago.
- The numbers pulled in two directions at once.
- That is the honest read.
One thing worth noting. Olde Naples sits west of 41, inside the City of Naples. It carries city and county tax. No gated communities. Most of the original homes have been replaced. Waterfront lots in Aqualane Shores and Port Royal are part of this same ZIP code. One street can read very differently from the ZIP code average.
