Prices did not move one way across North Naples

Redfin reported U.S. home prices rose 3.7% from a year earlier in August. One number, one direction. North Naples did not do that.

The Real Estate Data Aggregator counted four ZIP codes across North Naples for the three months ending July 31, 2026. Each one moved differently. One rose. Three fell. The gap between them is wide enough to matter when you are setting a price or a budget.

ZIP 34110 is the one that rose. The Real Estate Data Aggregator put its median sale price at $815,000, up 39.3% from the same three months in 2025. That is a large move. It may reflect a shift in what sold there, not a simple price lift across every home.

ZIP 34108, which includes Pelican Bay, came in at $1,055,000. That is still the highest median of the four. But it fell 9.4% from a year before, according to the Real Estate Data Aggregator. Homes there also sat longest: a median of 112 days, which was 17 days longer than the same period in 2025.

ZIPs 34109 and 34119 were close to flat. The Real Estate Data Aggregator showed 34109 down 0.8% to $635,000, and 34119 down 2.4% to $666,000. Not dramatic. At least for now....

Sales picked up even where prices slipped

Across all four ZIPs together, the Real Estate Data Aggregator counted 777 homes sold in the three months ending July 31, 2026. That was up 18.3% from the same period in 2025. More homes changed hands. Prices still split.

Fewer homes for sale and more buyers signing contracts: that combination tightened the market overall. But tighter supply did not lift every price.

In 34119, the Real Estate Data Aggregator showed homes selling in a median of 77 days, 12 days shorter than the year before. In 34108, the median was 112 days, 17 days longer. Same general area. Very different experience for a seller.

No ZIP averaged above list. The Real Estate Data Aggregator put the highest ratio at 94.8% in 34119 and the lowest at 93.1% in 34110. Sellers are negotiating in every part of North Naples.

Homes that sold above list price were rare. The Real Estate Data Aggregator counted 3.2% in 34119, 2.4% in 34109, and 1.7% each in 34108 and 34110. That is not a market where buyers are routinely bidding up.

The national headline does not fit here

Redfin reported U.S. home prices up 3.7% year over year in August. The Federal Housing Finance Agency put the year-over-year gain at 2.1% through the second quarter of 2026. Both figures point up. Three of North Naples's four ZIPs pointed down.

That is the point. A national or state headline is a starting place, not a price. The development you are in, and what sold there recently, is what sets the number that matters.

  6. The right comparison set is not the ZIP code alone, and it is not the national headline.
  7. It is the specific development, and what sold there in the last 90 days.
