Sellers Used To Give Up More Than They Do Now
Twelve weeks ending August 30, 2026: sale-to-list across the territory rose to 94.8%, up from 93.9% a year earlier, with North Naples leading the gain.
A year ago, sellers here were giving up more than they wanted to.
Across the territory, sale-to-list ran 93.9% in the same window last year. That's a real gap between ask and close....

This period it rose to 94.8%. Not a leap. A step.
Look at Naples, in the 34119 corridor. A year ago sale-to-list there was 95.3%. This period it's 96.2%. That's the highest reading anywhere in the territory.
One number doesn't make a trend. But it's consistent with what the broader territory did too.
Days on market tell a different part of the story. Across the territory, the median sat at 137 days this period. That's long. Sellers are not rushed into taking less. They're getting closer to full price, and they're waiting for it.
Median sold price across the territory came in at $799,000 this period.
Who this matters for: sellers in North Naples who assumed they'd need to concede ground at the table. The data says less ground than a year ago. Buyers there should know the room to negotiate has narrowed some. At least for now.
What I'll be watching: whether that gain in sale-to-list holds through the next reading, or whether this period was the peak.
